Manly flat sells to Erko downsizer

AN Erskineville downsizer craving a sea-change bought an Art Deco flat in Manly today, paying $1.13 million.

The result for the ground-floor two-bedroom 66 sqm unit at 2/4 Quinton Rd was $55,000 above reserve through Clarke & Humel agent Jesse Chester.

“It went bananas,” Mr Chester said.

“My vendors paid $870,000 only a couple of years ago, so they’re happy.”

The bidding for the charming flat started at $1 million, knocking out four of the six who’d registered: a professional couple, two first home buyers and an investor.

So it was left to the two downsizers to fight it out, with bidding first rising $25,000 and then in a range of $10,000 and $5000 offers.

But it was the Erskineville lady in her 50s who won the day.

The overjoyed vendors, who are looking to start a family, are now looking for a house.

Meanwhile, upsizers from Baulkham Hills found their dream home in their own neighbourhood, buying a four-bedroom home at 10 Kaneruka Pl for $1,207,000.

That result was $27,000 above reserve through Louis Carr Glenhaven’s Jonathon Lee, who had four bidders register.

But once Cooley’s auctioneer Michael Garafolo got proceedings underway at $1,050,000, just two of them were making offers of $10,000, $5000 and a few $2000s.

“It was a fantastic result,” Mr Lee said.

Most of those interested were families looking to upsize from the local area.

His vendors’ kids have all moved out, so the couple are moving to the Blue Mountains.
